AGi Architects introduces a unique residential complex that combines privacy and community living

The Al Mayssam In-transit Living is a residential complex designed by AGi Architects. The project features a masterplan that includes the construction of six towers, which are set to become iconic landmarks in the area. The focus of this article is on the residential tower, which offers a new concept in housing design.

The residential tower consists of 90 units, with three apartments per floor. Each unit operates independently and is connected only through a central service corridor. This design allows residents to enjoy the benefits of a high-rise apartment while maintaining their privacy. The tower is divided into three separate and independent "sub-towers," ensuring that all living spaces have complete sea views.

The unique aspect of the Al Mayssam In-transit Living is its approach to privacy and community living. In Kuwait, privacy is highly valued, and residential complexes are not very popular. AGi Architects has found a solution by creating a design that allows residents to have their own private space while still being part of a community. The tower's main spaces offer stunning sea views, while the service rooms look into the interior.

Technical specifications of the Al Mayssam In-transit Living include a 30-story tower with 90 apartments and a built area of approximately 41,000 sqm. The tower is designed with a curtain wall and features an above-ground car park, which acts as a podium housing the three hovering towers and unifying the group.

The design of the Al Mayssam In-transit Living presented several challenges. One of the main considerations was maintaining sea views for all the living spaces. To achieve this, the tower was split into three separate sub-towers. Additionally, the tower is elevated on top of the above-grade parking structure to reduce conflicts with the water table levels, given the site's close proximity to the sea.

The Al Mayssam In-transit Living project was designed by AGi Architects for the Tamdeen Group. The site work began in April 2013. The innovative design and unique approach to privacy and community living have earned the project recognition. The Al Mayssam In-transit Living was awarded the Silver A' Design Award in 2013 in the Architecture, Building, and Structure Design category. This prestigious award recognizes the outstanding expertise, innovation, and artistic skill demonstrated by the design.
